Dubai Real Estate Market Hits AED 27.93 Billion in August 2026

Dubai recorded 40,154 property transactions worth AED 27.93 billion in August 2026.

Those are significant headline numbers, but the breakdown gives us a clearer view of how Dubai’s property market is moving. New rental contracts drove the volume. Off-plan accounted for one in five transactions. Ready homes recorded the highest average transaction value.

Every month, White & Co analyses Dubai’s property data across sales, rentals, off-plan and commercial real estate. Here is what stood out in August and what it tells us about the market.

Dubai Property Transactions Reach AED 27.93 Billion

August’s total was made up of:

  • 28,702 Residential Rentals (New Contracts) worth AED 2.96 billion
  • 8,522 Residential Off-Plan transactions (Initial Sale + Resale) worth AED 16.37 billion
  • 2,791 Secondary Sales (Resale) worth AED 8.28 billion
  • 139 Commercial Offices (Resale) worth AED 324.79 million 

Ready Homes Attract Higher-Value Buyers

Dubai recorded 2,791 secondary residential resale transactions across apartments, villas and townhouses, worth AED 8.28 billion. This figure covers completed properties resold by existing owners, rather than initial sales from developers.

The average transaction value was approximately AED 2.97 million, the highest of any category covered in the report.

Much of the demand for completed homes comes from end users who need or want to move in now. Secondary property gives them the certainty of buying a home they can view, assess and take possession of without waiting for a future handover.

Rentals Account for 71% of August Transactions

New residential rental contracts were the largest category by some distance, accounting for more than 71% of all transactions covered in the report.

Dubai recorded 28,702 new contracts worth AED 2.96 billion. This figure does not include renewals, making the level of movement within the rental market particularly notable. Tenants are arriving in the city, changing communities, looking for more space and reassessing what their budget could secure elsewhere.

Off-Plan Takes the Largest Share of Value

Dubai recorded 8,522 residential off-plan transactions worth AED 16.37 billion in August. This figure combines initial sales from developers with subsequent off-plan resales.

Together, they accounted for around 21% of all transactions covered in the report but almost 59% of the total value.

The level of investment is substantial, but volume alone does not make every project a good purchase. As more developments enter the market, buyers need to look closely at the developer, location, payment plan, delivery schedule and surrounding supply.

Commercial Offices Record AED 324.79 Million

Dubai recorded 139 commercial office resale transactions worth AED 324.79 million in August. This figure covers completed office spaces resold by existing owners rather than initial sales from developers.

Commercial operates at a smaller volume than residential property, but an average transaction value of approximately AED 2.34 million shows the level of capital moving through Dubai’s office market.

The Supply Pipeline Changes in 2027

Property Monitors data lists 151 projects scheduled for completion in 2026, alongside 165 projects already completed. The pipeline then rises to 577 projects and 146,165 units scheduled for completion in 2027.

A further 565 projects are scheduled to complete in 2028, followed by 282 in 2029 and 171 in 2030.

The headline number is large, but supply will not land evenly across Dubai. Some communities will receive far more new stock than others, and certain property types will face more competition.

That makes area-level research increasingly important. Buyers should understand what else is completing nearby, how similar those properties are and whether local demand is likely to absorb them.

What August Tells Us About Dubai’s Real Estate Market

The level of sales activity across both ready and off-plan property shows continued confidence in Dubai’s real estate market. Buyers committed AED 24.65 billion across the two residential sales categories in August alone, with demand coming from both end users and investors.

New rental contracts accounted for the majority of transactions recorded in August, showing just how much movement there is across Dubai’s rental market. With prices shifting in some communities, tenants may find that their budget can now secure more space, a different location or a lower rent.

The next consideration will be supply. With completions set to rise sharply in 2027, buyers will need to look beyond Dubai-wide headlines and understand what is being delivered within the individual project, property and area.
