This is the thinking behind it, because the decision to put it there says more than the claim itself does.
It started with our brokers, not our marketing team
The idea came off the sales floor.
Our brokers kept reporting the same conversation. When they sat down with a prospective seller and mentioned the firm’s performance, the pushback was not about fee, and it was not about timing. It was, in effect, everybody says that.
They were right to push back. In Dubai real estate, every agency has a number one claim of some kind, and most of them are technically true. The result is that none of them land. Our brokers were running into a problem the whole industry had created, and we were part of the industry that created it.
Why rankings matter here more than they should
It would be easy to treat this as a vanity problem. It is not.
Rankings do real work in this market. They appear in listing presentations, in pitch documents, in recruitment conversations and in the research a seller does before they pick up the phone. For someone deciding who to trust with an asset worth several million dirhams, published rankings are one of the few things they can go and check independently. Most of the other signals available to them, the brochure, the office, the confidence of the person across the table, are things any agency can produce.
So when every agency claims a number one, the damage is not to the agencies. It is to the seller, who has just lost the one comparison they could actually rely on.
The small print problem
Here is the part we should be honest about, because we are as capable of it as anyone.
The number is rarely the difficult bit. The category is. Add enough conditions to any measure and almost any agency can find a segment it leads. Number one for three bedroom villas, in one community, in one quarter, among firms of a certain size and age. Each condition is defensible on its own. Stacked together, they produce a claim that is accurate and meaningless at the same time.
We started this project by writing the joke version of that. It did not take long, which was the point at which it stopped being funny. If a genuine ranking cannot be told apart from a constructed one, then our genuine ranking is worth nothing either.
That is the thought the whole campaign came from. Everyone in this industry is number one at something.
So we did the opposite
If the problem is small print, the answer is a claim that cannot carry any.
We took the single hardest number we have, removed every condition from it, and put it somewhere we could not quietly edit, withdraw or target.

No community filter. No single quarter. No size bracket. No “among agencies like us”. Homes sold across Dubai, over the first half of the year, more than anyone else.

Why an airport, specifically
A board in an arrivals hall is an unusually unforgiving place to make a claim.
You cannot fit an asterisk on it. You cannot reword it later if the numbers move against you. You do not get to choose who reads it, which means it is seen by clients, by competitors, and by people who work in this industry and would enjoy proving it wrong. And it is not free, which matters, because spending real money on a claim you would have to publicly retract is not a decision anyone takes lightly.
Advertising of this kind at DXB is also reviewed and approved before it runs, so the claim was checked by someone other than us before a single person walked past it.
That combination is the entire point. A claim is only worth something in proportion to what it would cost you to be wrong about it.
What this means if you are selling
We are not asking anyone to take the sentence on trust. That would defeat the object.
The measure is stated, the sources are named, and the period is fixed. If you are choosing an agency, that is the standard you should hold every one of them to, including us. Ask what the claim actually measures. Ask which period. Ask who published it. A firm that is genuinely leading on something will answer those questions without hesitating.
