Why Mondrian Stands Out on Al Marjan Island
A growing destination will inevitably attract more residential development, so location alone is not enough.
Mondrian has two characteristics that give it a particularly distinctive position: brand and beach.
The development sits directly on the beachfront, rather than simply offering proximity or views towards the coast. Residents have direct beach access through the landscaped courtyard, while properties within the Front Row Collection take that relationship with the water even further.
Then there is the name behind it. Mondrian is an international hospitality brand with a presence in destinations including Los Angeles, Singapore, Doha, Cannes, Seoul, Hong Kong and Ibiza. Ennismore operates the brand experience across the development.
The project itself is being delivered by Elevate Developments, led by Zeeshaan Shah, Chairman of One Group and founder of Elevate. Valued at around AED 1.8 billion, Mondrian Al Marjan Island is Elevate’s first Mondrian-branded residence and marks the developer’s entry into the UAE market, delivered in partnership with Ennismore.
That matters in a destination increasingly competing for international visitors. For an investor, the question is not only whether somebody wants to visit Al Marjan Island. It is what could make them choose one property over another once they get there.
Buying Before the Destination Changes
Timing is one of the more interesting parts of Mondrian’s investment case.
Properties currently start from AED 2.55 million, with completion expected in Q4 2028.
That places handover after Wynn Al Marjan Island’s expected 2027 opening and at a point when several of the destination’s other hospitality and leisure projects are expected to be further established.
In other words, buyers are making the decision based on Al Marjan Island today, but taking ownership of a property on an island that could look considerably different by handover. That does not guarantee rental returns or capital appreciation. No off-plan investment can.
What Can You Buy at Mondrian Al Marjan Island?
Mondrian includes a collection of 343 residences, from one to five bedroom apartments through to beachfront townhouses and penthouses, with sizes ranging from around 799 to 8,582 sq ft. Payment plans vary by property type, with 60/40 or 50/50 options available for studios, one- and two bedroom apartments, 45/55 for three bedroom apartments, and 30/70 for townhouses and penthouses.
Across the development, the emphasis remains on the waterfront, with west-facing terraces, sea views and a design intended to connect the residences with the beach below.
