What the summer data actually shows
Dubai’s summer market has grown every year since 2023. Transactions recorded between May and September rose from 52,588 in 2023, to 77,099 in 2024, to 88,526 in 2025, an increase of 68% in two years. Source: Property Monitor, May to September, 2023 to 2025.
Transacted value moved the same way over that period, up from AED 142 billion to AED 238 billion.
The pattern holds every year. The market doesn’t pause for the school holidays, it runs straight through them and it has grown through them for three summers running.
This is not a quiet market, it’s a market with fewer people watching it.

That position is not built on marketing. It’s built on agents completing viewings in July, negotiating in August and transferring in the weeks most of the industry treats as downtime.
